TOKİ Announces New Housing Lottery Schedule for Late February 2026, Ankara Included

Ankara, February 23, 2026 – The Housing Development Administration of Turkey (TOKİ) has released its updated lottery schedule for the 500,000 social housing project, covering the period from February 23 to February 28, 2026. This new phase of draws will determine the rightful owners of homes in several provinces, including Ankara, Istanbul, and Izmir, following extensive application processes.

The TOKİ social housing project, a significant initiative by the Turkish government, aims to provide affordable housing across all 81 provinces. With draws having already been completed in 69 provinces, the focus now shifts to the remaining cities, where anticipation is high among applicants. The entire lottery process is expected to conclude by March 2026.

High Demand in Major Cities

Major metropolitan areas have seen an overwhelming number of applications. Istanbul alone received 1,235,169 applications, Ankara 287,094, and Izmir 221,921. These figures underscore the critical need for social housing and the widespread interest in the TOKİ project. The draws will allocate 1+1 and 2+1 residential units, designed with horizontal architecture and traditional aesthetics.

Updated Lottery Dates for Key Provinces

The revised schedule for the upcoming week, from February 23 to February 28, 2026, includes draws in the following provinces:

  • February 24, Tuesday: Uşak
  • February 25, Wednesday: Isparta
  • February 26, Thursday: Burdur
  • February 27, Friday: Edirne, Denizli, Osmaniye

While Ankara is not listed in the immediate week’s schedule for February 23-28, the broader February and March 2026 calendar indicates that draws for Ankara, Istanbul, and Izmir are slated to continue according to a predetermined sequence. For instance, Muğla is scheduled for March 3, 2026, Izmir for March 6, 2026, and Istanbul for March 9-12, 2026.

Application and Eligibility Criteria

The TOKİ project has established special quotas for various groups, including relatives of martyrs, veterans, disabled individuals, retirees, youth, and families with three or more children. Specifically, a 5% quota is reserved for families of martyrs, terror victims, war and duty invalids, and disabled individuals. Families with three or more children receive a 10% quota, and retirees and individuals aged 18-30 are allocated a 20% quota.

To be eligible, applicants must be at least 18 years old, Turkish citizens for a minimum of 10 years, and neither they, their spouses, nor their children should own a registered property. The first draws commenced in Adıyaman on December 29, 2025, with initial deliveries of the completed homes expected to begin in March 2027.

Checking Lottery Results and Payment Schedules

Following each draw, the lists of primary and reserve beneficiaries will be published. Applicants can check their status using their T.C. identification numbers on the official TOKİ website (www.toki.gov.tr) or via the e-Devlet portal (www.turkiye.gov.tr).

Installment payments for the TOKİ social housing units are scheduled to begin in the month following the signing of the contract. The comprehensive lottery process, which began on December 29, 2025, is projected to finalize all draws by February 27, 2026, with results being announced progressively for each province and project.
